To view a specific home for rent in Concord, Kannapolis, Harrisburg, Charlotte, Huntersville or surrounding areas, you can check out a key at our office. Checking out a key requires a $20 key deposit and copy of your ID. The key must be returned by closing time on the same day. You can also set up an appointment to meet one of our agents at the property.

Non-refundable $40.00 application fee for each applicant over the age of 18.
All application fees are non-refundable. We recommend contacting our office to confirm that a property is still available before applying.
Once we receive all of the required information on the application, it takes us 2-3 business days to process the paperwork.

There are a few things we look at when deciding whether an applicant is approved for a rental property.
  • Criminal Background - Applicants with a violent criminal background or recent drug offenses will be automatically declined.
  • Credit Score - We run a credit screening for your application. In general, we like to see a score of at least 600. Items on your credit that can potentially affect the outcome of your application are:
  • Landlord Collections
  • Landlord Evictions
  • Outstanding Collections
  • Repossessions
  • Recent Delinquencies
  • Open Bankruptcies
  • Income - Combined monthly gross household income must total 3 times the rent.
  • Evictions – Recent landlord eviction filings will cause your application to be declined
Yes, your application is good for any of our available properties. Applications expire after 30 days.
Most properties are listed with a conditional pet policy. This means that the owner of the property will have to approve your pets. If the pets are approved, there is a $300 non-refundable pet fee, this fee covers 2 pets. Vicious breed dogs will be automatically declined, breeds that are considered vicious include but are not limited to:
  • Pit bull
  • Doberman Pinscher
  • Rottweiler
  • German Shepherd
No. Unfortunately, we do not accept Section 8 for any of our properties at this time. It's possible that could change in the future though, so feel free to check with us periodically.
The standard lease agreement is 12 months. Some property owners are agreeable to a shorter-term lease upon request. Contact our office for more information.
Tenants are not required to obtain renters insurance but we strongly recommend it. It is very inexpensive and can save you in an emergencies.
